Paradise Estates is a community of 380 single family homes in Dededo, the heart of Northern Guam. All Phases – I, II, III and IV of the subdivision have already been completed.
Paradise Estates is located about 10 minutes from Andersen Air Force Base, and 15 minutes from Naval Communication Station. There is also shopping, dining, and movie theaters within a short 10-minute drive from the subdivision.

Voting has commenced!
As a friendly reminder, voting will be through the E-Voting online site. Please be sure to check your email and follow the direction to log in and cast your vote.
If you own more than one home, you will receive one ballot (email) for each property. You will have to open each separate email to vote per that home.
If you do not receive an email in your INBOX, be sure to check your Junk, SPAM, promotions and social media email folders to ascertain you have received the E-Voting link and instructions.
Voting will close on Friday, 21 May at midnight ChST. The E-Voting systems will tabulate the votes and the results will be available for the Annual Homeowners Meeting on Saturday.

The 2021 Annual Homeowners Meeting is scheduled for May 22, 2021 at 10am. Meeting details and official notice will be sent out in the next couple of weeks.
Election of the Board of Directors will be via E-vote the day before meeting. This allows all homeowners the opportunity to cast their vote.
This year there are seven director positions open. If you are interested in serving on the Board of Directors and would like to place your name on the election ballot or you would like to nominate another homeowner, please send your nomination to firstname.lastname@example.org and we will contact you to gather any additional information we may need.

1. Rules & Regulations Clarification:
a. Trash Bins:
i. Be advised bins are not to be placed in the following areas front door/ porch area, in front of your garage, on your drive way and common area.
ii. Your trash bins must be pulled in within 24hrs from scheduled trash day.
iii. As a reminder, every Monday is trash collection. Recycling is every 1st and 3rd Mondays. Please bring your bins out the night before to guarantee pick up. If you or anyone in the subdivision was missed they would just need to report/call GSWA in and will have someone service, the bin within 24hrs if the bin is in compliance. If trash day is on a holiday it will be picked up the next open business day, expect delays.
b. Gate covering – “Lattice” – The max height is 3ft elevation on gate and should match with fence color anything above the gate must get approval by the architectural committee.
2. Home Improvements: As friendly reminder all homeowners MUST submit their home improvement request for any exterior construction in person. Construction on any Paradises Estates Home without approval of the architectural committee is subject to a fine of $1,000- $10,000.
3. Management Updates:

NEW POLICY — Document submission for Homeowner/Tenants Policy – The board of directors has adopted as a standard policy that homeowners and new tenants must complete the gate registration and rules & regulations handbook and must be submitted to the management company within 10 -days from the date of move in. The board will impose a fine of $100.00 for not updating account accordingly. This will be in effect on April 1, 2017.
NEW POLICY NOTICE — NSF ( Non-Sufficient Funds) Policy – “The board of directors has adopted as standard policy that all checks issued by a homeowner or their designated represent active to the HOA for payment of CAF, fines, or any fee levied by the association that is returned for non-payment by the payee’s bank for any reason, will be subject to a charge of $50.00 plus any charges levied by the HOA’s banking institution. All fees then due to the HOA as a result of a non-payment returned check must be paid in cash, money order or bank cashier’s check to clear the individual account. The HOA via its management agent has the right to refuse, at its discretion, acceptance of further payments by personal or business checks and can demand that payments be in the form of cash, money order or bank cashier’s check. Non-payment of any fees associated with any returned item from the payee’s bank constitutes a lien against the individual homeowners account until paid and subject to standard collection procedures established by the HOA. Your courtesy in making timely and negotiable payments on your account is appreciated.
Paradise Estates DOES NOT endorse or approve ANY contractors. Owners are responsible for choosing their contractors and owners are responsible for the actions of their contractors. If any contractor tells you that they are approved by the HOA, they are NOT. In addition, there are NO contractors that can provide any approvals for a home improvement. The Homeowner is responsible for submitting all documentation to the HOA for approval and failure to do so or claiming that your contractor was responsible to do it, is not an acceptable excuse for violating the Home Improvement process.
If you are a Paradise Estates TENANT/RENTER and require ANY assistance, you must contact your homeowner or property manager. The HOA will only assist homeowners.
