1. Rules & Regulations Clarification:

a. Trash Bins:

i. Be advised bins are not to be placed in the following areas front door/ porch area, in front of your garage, on your drive way and common area.

ii. Your trash bins must be pulled in within 24hrs from scheduled trash day.

iii. As a reminder, every Monday is trash collection. Recycling is every 1st and 3rd Mondays. Please bring your bins out the night before to guarantee pick up. If you or anyone in the subdivision was missed they would just need to report/call GSWA in and will have someone service, the bin within 24hrs if the bin is in compliance. If trash day is on a holiday it will be picked up the next open business day, expect delays.

b. Gate covering – “Lattice” – The max height is 3ft elevation on gate and should match with fence color anything above the gate must get approval by the architectural committee.

2. Home Improvements: As friendly reminder all homeowners MUST submit their home improvement request for any exterior construction in person. Construction on any Paradises Estates Home without approval of the architectural committee is subject to a fine of $1,000- $10,000.

3. Management Updates:

a. Mailing Address: 841 S. Marine Corps Drive Ste. 103 Tamuning, Guam 96913

b. New Policy – Effective Immediately. We will no longer accept postdated checks. Please make arrangements to ensure payments are made on time. Thank you.

4. HOA Dues 2018 – $60.00 per a month. Please make payment if you haven’t already done so.

STRAY DOGS

We had been receiving numerous calls concerning the stray dogs in the subdivision and we have continually reported the problem to the appropriate agencies. We suggest that you please take caution and ask that you contact the appropriate agencies as well. If it is a vicious dog, contact the police department immediately.

We cannot express enough that you please do not feed the stray dogs or any other stray animals. Once they know of food they will return and may become territorial.

Our annual meeting is set for this Saturday, March 10, 2018; 10AM we hope to see you there.

 As a friendly reminder, voting will be online. E-Voting has just begun.  Your vote is important! Please be sure to check your email and follow directions to log on and vote.  Take note that if you have more than one home, you will receive one ballot for each home which means, you will receive multiple emails and must open each separate email to vote.  If you have any concerns as to the weight of your vote, please contact our office for information. We advise, that you please check your spam folders, junk mail folders, social media and promotions folders, if you  don’t see the email in your inbox.

Check your email, log on- The voting will close March 09, 2018 – Friday night at midnight.

With the E-Vote system, we will have the results of the voting on the day of our annual meeting.

Immediately notify the office if you are unable to log in and vote to complete the manual ballot.

• Paradise Estates welcomes trick –or-treating from 5PM- 8PM

All your concerns were forwarded to the board of directors and addressed at the last BOD meeting. There are limited agency resources at this time and we have been advised to keep calling in our concerns and request for assistance.

As of today, our office confirmed with Department of Agriculture that animal control had set traps around the community and caught a couple of dogs.

New Policy Notice

NSF ( Non-Sufficient Funds) Policy – “The board of directors has adopted as standard policy that all checks issued by a homeowner or their designated represent active to the HOA for payment of CAF, fines, or any fee levied by the association that is returned for non-payment by the payee’s bank for any reason, will be subject to a charge of $50.00 plus any charges levied by the HOA’s banking institution. All fees then due to the HOA as a result of a non-payment returned check must be paid in cash, money order or bank cashier’s check to clear the individual account. The HOA via its management agent has the right to refuse, at its discretion, acceptance of further payments by personal or business checks and can demand that payments be in the form of cash, money order or bank cashier’s check. Non-payment of any fees associated with any returned item from the payee’s bank constitutes a lien against the individual homeowners account until paid and subject to standard collection procedures established by the HOA. Your courtesy in making timely and negotiable payments on your account is appreciated.
